Resident-owned mobile home park in North Carolina

My husband and I split our time between our homes in Florida and New York.

I have always dreamed of a small cottage within walking distance to the beach. We like to find a small home in North Carolina within walking distance to the beach. Since home and land prices are costly, I thought that a mobile home might be a great option.

Does anybody know of any resident-owned mobile home parks within walking distance to the beach?

I have seen some that are leased lots, but have not been able to locate any where we would own our share of the land (co-op.)

Any ideas? Thank you.
